Cordon Real Estate was founded by broker John Souerbry to provide a unique and customer-focused approach that delivers the benefits shown above: full service, professional, experienced, creative, and good value. We have hands-on experience with property types we sell - single family homes, condos, townhomes, apartments, and land. Same with transaction types - standard, trustee, probate, and other estate sales.
How We Got Started And The Problems We Solve
After many years in high tech, managing computer hardware and software development projects, John decided to enter the real estate industry and received his California broker license in 2004. He started as a mortgage broker inside a large, nationally-known franchise real estate office in San Diego, where he learned the financial side of home buying, selling, and refinancing. By 2007, he saw the home finance disaster building that would change the mortgage landscape in 2008. He began partnering with successful sales agents and took notes on their good habits and strategies. As his focus shifted from mortgage to property sales, he observed three significant problems present in competing brokerages, which Cordon Real Estate is designed to solve.
1. Cordon Real Estate offers a full range of services. Problem solved: Budget brokerages offer cheap posting of homes for sale on the Internet, but services needed to prepare the home for sale, negotiate a purchase contract, and close escrow are limited or not included at all in the budget brokerage's scope of services. Home sellers are often on their own to schedule showings and close the sale. In the early 2000's there were many budget brokerages advertising services, though most eventually went out of business when consumers discovered how little support they got for their money. There are still a few around who limit their services to Internet advertising.
2. Cordon Real Estate fees don't include a "franchise tax." Problem solved: Full service brokerages offer a wide range of services, but fees can be high. The real estate sales market is dominated by a handful of national brands that franchise their names to local and regional offices in return for annual fees, sometimes a fee from each sale, and may require local offices to comply with certain operating requirements. It is common for a national franchising company to own several competing brands.
3. Cordon Real Estate marketing programs are customized to the property type and local market. Porblem solved: Large and franchised brokerages often provide cookie cutter marketing programs that agents are encouraged to adopt regardless of differences in client situations and property types.
After moving to the San Francisco Bay Area, originally to Palo Alto and then later western Fairfield, John launched Cordon Real Estate in 2016 to serve the North Bay/Wine Country region. The focus then, and today, is to provide clients with a full range of services customized to their needs with competitive fees.
